Develop with client, the design brief for the project to form the terms of reference and scope of the project on which prospective consultant architect can produce designs.
In liaison with relevant government agencies establish all required standards and regulations necessary for building plan approvals and development permission.
Carry out an Environmental Impact Analysis of the proposed development on the immediate environment.
Prepare a comprehensive site analysis to determine geophysical nature and prevailing climatic conditions of the site in order to adequately design and provide costs for necessary infrastructure.
In addition to architectural design drawings, produce other required tender documents (Bill of Quantities, Services drawings and Structural/Civil Engineering drawings).
Advise client on realistic construction cost estimate and construction cycle time.
Maintain full-time office and resident professionals with the experience and capability to act in timely manner to assure compliance with construction drawings and specifications.
Co-ordinate services of all consultants and contractors
Ensure that critical paths of construction tasks are within schedule and without any oversights.
Ensure site meetings are productive. In addition to usual site meetings arrange and co-ordinate technical site meetings to treat only technical issues likely to delay work.
Ensure progress payments are applied for, approved and settled within the time limit allowed by law.
Ensure strict compliance with work schedule. Work ahead of the team to prevent avoidable delays.
Maintain proper record of change orders to determine extent of variation to the project scope in terms f cost and time.
